222 Mitchell Street

222 Mitchell is the repositioning of an entire block in South Downtown Atlanta, occupied by three existing buildings. The project will provide 500,000sf of new, large-format innovation and creative office space. Retail at the ground floor, a publicly accessible rooftop, and a revived exterior plaza with a rotating pop-up small business and art program will encourage pedestrian interaction and sense of safety and identity. The project will act as a gateway for the renewed district. See below for the Master Plan phase.

 Master Planning

South Downtown Atlanta is a neighborhood currently home to many shuttered storefronts and unoccupied buildings. S9’s involvement has spanned many years, from masterplan and visioning, to now the first phase of built work - 222 Mitchell. S9 was initially tasked to lead a group of industry experts to workshop the vision for the future master plan of South Downtown. Focused on sustainability, program placement, and creating a unique character and sense of identity through art, color, art, and historical character, the master plan has served as a benchmark for the district’s development and jumping off point for the architecture of the 222 Mitchell site.
